Furnishing a Dubai holiday home with guests in mind
Italian interior design advice meets practical preparation for everyday guest stays.

Advice on furniture selection
The Smart Concierge collaborates with an Italian interior designer who advises us on furnishing and furniture selection. We discuss the apartment’s layout and the preparation needed during the inspection.
Think beyond the photographs
Guest-ready preparation includes practical essentials for sleeping, cooking and everyday living. We help identify missing items and discuss the scope and costs before work begins. An unfurnished property requires additional preparation time.
Present the finished apartment clearly
Professional photographs help guests understand the spaces they are booking. Once the apartment is ready, we prepare its listings and manage the hosting operation. Furnishing costs and any property-specific work are discussed separately from management commission.
Make an inspection-led list
Walk through the apartment room by room before purchasing. Consider furniture condition, sleeping arrangements, everyday storage and the essentials a guest needs to cook and stay comfortably. A single inspection-led list helps keep the discussion focused on the actual apartment rather than an attractive photograph from a different property. Ask the team which items are necessary for launch and which are optional.
Coordinate furniture, photographs and the listing
Once agreed preparation is complete, photograph the actual spaces and describe the facilities available to guests. Avoid promising features that belong only to the building next door or a different unit. Keep the listing current when furniture or access arrangements change. Furnishing advice supports presentation, but it is not a guarantee of an occupancy rate or rental return.
